Richard Neutra’s Marshall House Is Up for Grabs in San Diego at $6.5 Million

Crafted by visionary modernist architect Richard Neutra, this alluring Rancho Santa Fe residence is one of at least five places the designer completed in San Diego during the 1950s and into 1960. Perched atop a hill—and known as the “Marshall House”—the midcentury home is now on the market for the first time in almost five years for $6.5 million, with the listing held by Jason Davis of Compass.

Hidden away on a nearly 3 acre parcel within the sought after westside pocket of the affluent Covenant neighborhood—and overlooking scenic backcountry vistas—the single level dwelling was built in 1952 and subsequently captured in perpetuity by famed photographer Julius Shulman . Last sold in summer 2019 for just over $3 million, the stone, stucco and wood structure features a total of five bedrooms and a matching number of baths in a little more than 4,800 square feet of updated yet thoughtfully preserved living space displaying a mix of tile and terrazzo floors, vintage lighting and fanciful wallpaper, plus ample walls of glass providing seamless indoor outdoor environs.

Access to the property is granted via a gated circular driveway that passes through a striking porte cochère before emptying out at a detached three car garage tucked off to the side of the house; and a covered entrance walkway leads past a planter lined reflecting pool to a Ring equipped front door, which opens into a spacious living room spotlighted by the original brick wood burning fireplace surrounded by built in shelving.

Other highlights include an office space that flows to an enclosed patio, bonus quarters that currently serve as a screening room and a formal dining area, as well as an updated kitchen sporting an eat in island, newer appliances and an adjoining breakfast nook outfitted with an integrated buffet. Elsewhere is a fireside primary suite that comes complete with a modern marble bath flaunting a glassy sky lit shower; and outdoors, the grassy grounds are spotlighted by a lengthy heated swimming pool encased in a sundeck, an al fresco dining terrace and a dedicated gardening enclave.

An added bonus: The new homeowner will be privy to The Covenant community’s vast amenities, which include 45 miles of riding/hiking trails, a riding and saddle club, and the Rancho Santa Fe Golf and Tennis Club. The place also is just a short jaunt away from the beach cities of Del Mar, Solana, Encinitas and La Jolla.
